Carpet Area vs Builtup Area vs Super Builtup Area
While purchasing a house , you may have come across one or more of these terms. This article willhelp you understand clearly the difference between the three and also clearly help you understand what you should be paying for and what you should not (per law).
CARPET AREA :
Builders used to widely misuse confusing and complicated terms to maximise their profits at the expense of the innocent home buyers. After RERA , It has become mandatory for all builders to sell flats based on carpet area only.
The area in the flat which you could cover using a carpet, is the carpet area. Also known as the net usable area , the carpet area is actually the space in your home which can be used for laying a carpet. It includes the thickness of the internal wall but excludes the blacony and the terrace. Technically the distance between the inner walls is the carpet area. Also, It will incluse staircase only if it is inside the apartment.
Usually ,The carepet area is about 70% of the built up area.
BUILTUP AREA :
The builtup area is the areas included in the carpet area plus the area of the common walls , and the balconies and any other areas approved by the authority. As per RERA , The builtup area will include the dry balcony, The the terrace, the outer walls the inner walls etc.
Usually 70% of the builtup area is classified as the net usuable area. So , If the carpet area is 700 sqft this means that the builtup area of the apartment is 1000sqft.
SUPER BUILTUP AREA :
Before RERA , Builders used to charge buyers per squarefoot basedo n the super built up area. The supr built up area essentially inclused The builtup area plus the space used to build and operate common amenities such as Clubhouse ,Lift,Swimming Pool,Gym,Lobby,
Common Staicase etc.
It is legal to charge a maintenance fee for the upkeep of these areas but a builder cannot sell these area to a buyer.
